Property ROI & rental yield calculator
See what a rental property would actually return: the yield, the cash-on-cash return after a mortgage, the powerful effect of leverage, and your total profit over time. Then find out where those returns are strongest. This is education, not financial advice.
You know the "how much". The bigger question is "where".
The same property returns very differently across markets, and the markets with the strongest real buyer demand, especially from your own nationality, are where the smart money goes. That live demand intelligence is exactly what PropScient measures.
See where to invest on PropScient →Educational guidance only, not financial advice. This is a simplified illustration using the figures you enter and assumes interest-only financing for clarity. It does not account for taxes, vacancy, rent growth or every cost, and it is not a recommendation about any specific property or market. Property values and rents can fall. Consider a licensed advisor.
The numbers that matter
- Gross yield is the annual rent as a percentage of the price. The headline figure.
- Net yield takes off running costs. Closer to reality.
- Cash-on-cash is the yearly cash you earn against the cash you actually put in. With a mortgage, this is the real return on your money.
- Return on your cash over time adds capital growth, where leverage does its work.
